Step 1: FIigure Out What You Can Afford

Before you fall in love with a home, know your numbers. Most first-time buyers in Bakersfield are surprised by how much they can afford — especially compared to other California markets.

 

A few things to consider:

• Down payment: Many loan programs require as little as 3–3.5% down. On a $350,000 home in Bakersfield, that's just $10,500–$12,250.

• Monthly payment: A rough rule is to keep your mortgage under 28–30% of your gross monthly income.

• Credit score: Most conventional loans require a 620+ score. FHA loans can go as low as 580.

 

Don't assume you can't qualify. I've helped buyers close with credit scores in the low 600s and smaller down payments than they thought possible.
